Georgetown Townhouses HOA Exterior Improvement Project
The Georgetown Exterior Improvement Project was developed to update the original 1979 townhouse complex exteriors, add homeowner value, and mitigate several large HOA risks. Apex Futures LLC worked with the HOA Board, community, and management company to develop the project scope and assisted in securing project financing - through an HOA debt structure. Apex Futures developed the project scope which consisted of railing and stair code improvements, selective replacement of damaged and dated siding, a new signage package, added gutters and flashing, and re-coating the buildings using a high performance elastomeric coating. Apex Futures LLC designed the project, assembled the RFPs for the various trades, helped select the contractors, performed rigorous quality control efforts, and manage the billing process to ensure a high quality installation and smooth experience from start to finish.
The result of the project was a complete curb appeal change. Residents raved about the new look of the buildings and felt more pride in coming home each day. Homeowners also enjoyed a substantial increase in property value with only a minimal raise in dues - no special assessment was issued! The project has extended the buildings' longevity, resident value, and mitigated the largest HOA risks.
